We have been managing short term rentals full time since July 2016 and in that time we’ve learned a lot; we have learned the hard way over the years, so you don’t have to! We have designed our communication with guests to create a welcoming and friendly experience, and we are always available to answer the myriad of questions guests have prior to and during their stay. We also use our experience and knowledge of the market along with dynamic pricing tools to make sure that you are getting the best return possible and that your property has a good occupation rate with as few cancellations as possible.

Ask Lavinia holds ‘Super Host’ status on Airbnb, which pushes our managed properties high up the ranking making them highly visible to guests, thus giving your property maximum exposure. We also benefit from algorithm preferential treatment as we are professional hosts.
We offer a completely hands off full service management of your short term rental property. What does this look like? We will take care of 24/7 guest communications, emergency call outs, regular maintenance, compliance to keep your property on the right side of the law, cleaning (regular and deep cleaning), linen hire and everything else you might be able to think of! We will assist with listing preparation and will carry out a complete inventory of goods, fixtures, fittings, and furniture, offer design help and advice, staging and photography, write you a listing description, compile a thorough house manual, use our Property Management software to manage your calendar and sync your listing between your chosen platform selection depending on your criteria i.e., Airbnb, Booking.com, Expedia, Short Term Stays etc. We will also list your property on our own website to get those all important direct bookings.
For your peace of mind we are a member of the Property Redress Scheme, Property Mark and registered with HMRC Anti Money Laundering.
